The number one reason investors lose money? They didn’t run the numbers properly. Here, we cover how to calculate rental income, expenses, cash flow, and returns — so you can spot winners (and politely ghost the losers).

Welcome to the nerd cave. We take your deal analysis to the next level with Internal Rate of Return, Net Present Value, and long-term forecasts. You’ll feel like an actuary, minus the boredom and minus the tie.

5. 🤝 Securing the Deal: Negotiations & OTPs

This is where the game gets real. Learn the art of verbal offers, counteroffers, getting agents to work for you, and how to sign an Offer to Purchase that protects your ass (legally, not emotionally).

Before you hand over your hard-earned cash, we check under the hood. Tenant profiles, arrears, maintenance issues, council bills — it’s like a CSI episode, but with more spreadsheets and less blood.

Bond declined? No problem. We explore traditional financing, boutique lenders, seller finance, and private investors. Learn to position yourself like a pro — even if you're self-employed or just started your company.

Pop the champagne… but don’t drink it yet. Transfers in SA can take months, and plenty can go wrong. We’ll walk you through timelines, red flags, and how to babysit the attorneys (nicely) so your deal doesn’t stall.

This is where the real work begins. We cover how to find solid tenants (and avoid the nightmare ones), handle evictions legally and calmly, stay on top of maintenance without blowing your budget, and track your property's actual performance — so you know when it's making money... or quietly bleeding.
